Tbe website is growing, albeit slowly, the podcast isn’t really growing but I’m getting better at it, and I’m working on finding the best way to provide video content.  All of these things along with my track record of doing great deals are adding up to some fantastic opportunities opening up. I’m hoping this allows me to provide better and better value to people as I progress. 

Lastly, for those on the fence about reaching out. The multifamily deal I closed in June was done with partners all of whom I met through this website. There is a video chat scheduling function at the bottom of every page of this site. It’s free, I’m not selling anything, I’m building genuine relationships. Don’t be shy yo. 

Now, on to business:

Real Estate update

The multifamily property we recently purchased is going well.  I think we found a great way to increase rents and subsequently NOI, I’ll keep you posted on that but I will know by next update.  Everyone is happy so far but it’s only been ~2 weeks though so stay tuned! 

I’m about to wrap on my last single family deal and I’ll have a good blog article for that upcoming. As of this writing I’m waiting on an appraisal, as soon as that’s done I’ll wrap up my refi and post a long form blog article on it like I usually do.

I think I’m going to start focusing exclusively on multifamily. So my content will shift a bit away from SFR content to finding and taking down bigger deals.  I know many people really like my single family content so I feel a bit weird by leaving that space, so I want to take a moment to discuss this issue in a bit of detail.

This blog is not about making money for me, I don’t want to be a guru or coach and I don’t want to sell courses on passive income or any of that trendy nonsense so many of my peers do. I do not think it’s in my best interest or the best value I can provide by simply buying 8 houses then making a living teaching you how to buy houses. I know a LOT of people who do this and you’re welcome to follow their (mediocre) content, but my pitch is not and has never been trying to make money teaching real estate. My goal with this blog is to share my story as I progress, and I intend to progress for quite a damn while going forward still. 

I would love for you to follow my journey and I still intend to provide details and as much helpful information as I possibly can but I can’t stop growing. So with all that said, single family is on the back burner and multifamily is the goal going forward. 

Content update

BIG THANK YOU for all who’ve listened. It’s a pretty low production endeavor but the guest and content quality is HIGH. It’s been hard for me to produce but it’s coming along and I’m improving. I recently changed the format and replaced the intro to one that’s much more professional and way less embarrassing. I still do my solo updates but they are WAY at the end so no one has to hear about it unless they really want to. 

I’ve started to do some YouTube content. I’m SO BAD at video which should be expected because  I’m terrible at podcasting too, but they are both super valuable so I’m forcing it until I get better. 

So far the videos are just little clips throughout the week to talk about my small wins. This is an easy format for me so I don’t have to edit and I can just get comfortable. I’m not even promoting it yet, but it’s coming along. I’m playing the long game baby!!!

Other random updates

I host a local meetup group that has been fun, and lately growing! I wanted a little mascot made for the group, so I have this friend who’s helped her two young sons start a small business by selling 3d print commissions. I asked them to make me a little trinket to bring to the monthly meet.

Took this great headshot of a friend of mine. I love when I can get some high quality pics for friends. Too many cell phone headshots these days. Also it's an easy way to cross over my photography hobby with relationship building.
I went to a local car gathering and this GORGEOUS Diablo made an appearance. It's perfect, had to grab a shot of it.
I've known about this shot for a while. It just so happened that someone from Biggerpockets reached out to me and happend to work at the club on the top floor of Mandalay Bay where this view is from. He had me come up for some real estate talk and I snuck my camera in 😉 😉

Books I read this month

I’m not sure how useful this section has been other than to feed my ego. I wasn’t even making recommendations, or reviews, I was just bragging. Not cool, and not useful. I still want to keep it simple so instead I’m just going to list the books I read this month and I would recommend, I’ll also leave a wiki or goodreads  link with it so you can easily get more info on the ones that sound interesting. Since I took down the recent multifamily I realized that’s what I want to focus on going forward.
